Most foreign buyers in Medellín stop at the M visa. It is the cheaper threshold, it renews, and it gets you a cédula. But the M visa is a treadmill: you keep qualifying, keep renewing, keep proving. The R visa is the exit from that treadmill, and property is one of the ways to reach it.
Colombia's residency framework sits in Resolución 5477 de 2022, which sets out the qualifying grounds for the Residente (R) visa. Investment is one of them. The threshold is expressed, as almost everything in Colombian regulation is, as a multiple of the monthly minimum wage: 650 SMMLV.
What 650 SMMLV means in 2026 money
The 2026 SMMLV is COP 1,750,905, set by Decreto 1469 de 2025 and re-issued at the same value by Decreto 0159 de 2026. That is an increase of 23.00 percent over the 2025 figure of COP 1,423,500, a nominal jump of COP 327,405 per month. It is the largest single-year increase in decades, and it moved every visa threshold in the country with it.

The decree that set the 2026 SMMLV is under active judicial challenge. On 12 February 2026 the Consejo de Estado, Sección Segunda, provisionally suspended Decreto 1469 de 2025 and ordered the government to issue a replacement. The government responded with Decreto 0159 de 2026 on 19 February, which fixed the SMMLV at the same COP 1,750,905 but expressly on a transitional basis, in force only until the court rules on the merits.
Practically: the figures above are the operative ones today and applications are being processed against them. But the number underneath every SMMLV-indexed threshold in Colombia currently rests on a transitional decree. If the Consejo de Estado rules and the wage is revised, visa thresholds move with it, in either direction. Anyone quoting you these numbers as settled is not following the case.
Two paths to the same visa
Path A: qualify directly at 650 SMMLV
Buy property whose registered value meets or exceeds the 650 SMMLV threshold and apply for the R visa on investment grounds. You skip the M-visa years entirely. This is the path for buyers whose budget was always going to land above roughly COP 1.14B anyway, which in Medellín terms means upper El Poblado, the Llanogrande belt, or a multi-unit position.
The critical mechanic, and the one that sinks applications, is that the deed value is what counts, not what you paid. Under-declaring the escritura value to reduce transfer taxes is common advice from people who do not think about visas. It is also the single fastest way to disqualify yourself, because the certificado de tradición will show a number below the threshold and no amount of explaining what you actually wired will fix it. Path B: accumulate years on the M visa
Buy at the 350 SMMLV threshold, hold an M visa, renew it, and after the qualifying period of continuous M-visa residency apply for the R on accumulated-time grounds rather than investment grounds. The property does the qualifying work at the lower number; time does the rest.
This is the path most Medellín buyers actually take, because the difference between the two thresholds is roughly COP 525M of additional capital committed to Colombian real estate purely to accelerate a visa outcome. For most people that is a bad trade against simply waiting.

What the R visa actually gets you
- No repeated qualification. The M visa requires you to keep satisfying its grounds. The R does not, which matters if you ever sell the qualifying property.
- Freedom to sell. This is the underrated one. On an M visa granted through real estate, the property is your visa. Selling it is an immigration event. On an R it is just a sale, subject to the ordinary tax and repatriation mechanics covered in our guide to selling and repatriation.
- Work authorisation without employer tie. Broader than most M categories.
- A path toward naturalisation for those who want it, subject to separate requirements.
The R visa is permanent, not maintenance-free. Holders must not be absent from Colombia for more than two continuous years or the visa lapses, and there is a periodic transfer obligation attached to the visa itself. Residents whose R visas were issued before October 2022 are additionally caught by a mandatory transfer with a 31 October 2026 deadline, which we cover in the traspaso deadline guide. Permanent means permanent conditional on paying attention.
Sequencing matters more than the threshold
Whichever path you take, the order of operations decides whether the application works. Money must enter Colombia through the canal cambiario and be registered as foreign investment with Banco de la República. The registration must name you. The deed must name you, for the right amount, and the certificado de tradición must reflect it. Only then does the visa file make sense.

Bottom line
The R visa through property costs 650 SMMLV, which in 2026 is COP 1,138,088,250 of registered deed value. For most Medellín buyers that is well above where they were going to buy anyway, and the M visa followed by accumulated years is the rational route. The direct R makes sense when your budget clears the number for reasons that have nothing to do with immigration.
